Houston Gulfgate
In Houston, a drill-down of the area surrounding Gulfgate Mall found a hidden economy with 16% more population than reported by the US Census and an extra $121 million informal economy. Nearly 41% of the households did not have bank accounts and nearly 8,000 of the 79,000 were immigrants. Shortly after the study, the Gulfgate mall used the results to open a brand new development, completely leased. Downtown Detroit
In Detroit, Social Compact found 13.3% more residents downtown or a little more than 2,000 households missed by Census projections. They also found an average household income of $59,300 compared to the Census projection of $44,600. These numbers point to a significant retail leakage and undervalued market in the downtown area, despite having some of the highest incomes in the region.
